Roof Surface Cleaning, Moss & Lichen Removal
A soft-wash clean of the roof surface itself, moss, lichen, dirt and organic growth removed using an approach matched to your specific roof material. Often booked alongside a gutter clean, since we’re already up there. Not roof restoration, repointing or repainting, we’ll say clearly if that’s what your roof actually needs.
The same canopy that clogs your gutters ages your roof.
Moss and lichen need moisture and shade to establish, and a lot of Inner West roofs offer exactly that. Heavy street-tree canopy, jacarandas, plane trees, camphor laurels and figs, keeps roof surfaces damp for longer after rain than an open, sun-exposed roof, and terrace and semi roofs tucked close to a neighbouring building compound it further with less airflow and sun exposure to dry things out.
It starts as a cosmetic issue and stays that way for a while, a patchy green-grey tinge that’s easy to ignore. Left long enough, moss and lichen hold moisture against the roof surface, which can accelerate wear on some materials, and growth can work its way under tile edges. It also feeds the same debris problem covered on our gutter cleaning page, since organic matter breaking down on the roof surface eventually washes into the gutters below.
A roof clean isn’t about making things look new. It’s about clearing organic growth before it starts working against the roofing material underneath it.
What’s included in a roof surface clean.
Roof material assessed first
We check your roof type and condition before we start, tile, Colorbond, slate or otherwise, since the right cleaning approach depends on it.
Soft-wash, low-pressure approach
Our default for most roofs. High pressure can strip coatings, damage ageing tiles or force water under sheeting, so we avoid it unless it’s genuinely the safer option for your specific roof.
Moss & lichen removed
Organic growth cleared from the roof surface, not just knocked back temporarily.
Bundled with gutter clearing
Debris dislodged during the roof clean gets cleared from the gutters as part of the same visit, not left to wash in and block them.

Honest scope boundary
If your roof actually needs restoration, resealing or repainting rather than a clean, we’ll tell you plainly, that’s licensed roofing work outside what we do.
A roof clean is right for you if…
- You’ve got visible moss, lichen or dirt buildup but the roof material itself is sound
- You want the roof cleared while we’re already there for a gutter clean
- You’re preparing a property for sale and want it looking cared for
You need a roofing specialist if…
- Tiles are cracked, slipping or missing
- The roof needs resealing, repointing or repainting, not just cleaning
- There’s structural sagging or suspected leaks through the roof itself, not the gutters
Questions about roof surface cleaning.
Is roof cleaning the same as roof restoration or repainting?
No. Roof restoration, repointing and repainting are licensed roofing work and outside what we do. We clean the existing roof surface, we don’t recoat, reseal or repaint it. If your roof needs restoration rather than a clean, we’ll tell you and point you to a suitable roofing specialist.
Will you use high-pressure cleaning on my roof?
Not as a default. High pressure can damage ageing tiles, strip protective coatings or force water under roof sheeting, so we assess your specific roof material and condition first and use a soft-wash, low-pressure approach where that’s the safer option. We’ll explain our approach for your roof before we start, not after.
Why does moss and lichen build up on Inner West roofs specifically?
Heavy street tree canopy keeps a lot of Inner West roofs shaded and damp for longer after rain than an open, sun-exposed roof would be, which is exactly the environment moss and lichen need to establish. Terrace and semi roofs tucked close to neighbouring buildings are particularly prone to it.
Does moss actually damage a roof, or is it just cosmetic?
Both. It’s a visible, ageing look that affects kerb appeal, but moss and lichen also hold moisture against the roof surface for longer, which over time can accelerate wear on some roofing materials. Left long enough it can also work its way under tile edges and contribute to the exact gutter blockage problems a regular clean deals with.
Can this be booked with a gutter clean?
Yes, and it usually makes sense to. We’re already on the roof for a gutter clean, so bundling a surface clean avoids a second call-out and second access setup.
How often does a roof need this?
It depends heavily on canopy cover and roof material, but most Inner West homes with visible moss or lichen buildup are looking at every few years rather than annually. We’ll give you an honest read on your specific roof rather than a generic number.
